When should I pay the deposit?

We will collect your deposit at the time of signing your contract.

Will I get my full deposit back?

Provided that the property is in the same condition as when you first rented it – that is in good condition, clean, lettable, with all your property removed and without any damage (exceeding normal wear and tear) – then you will be fully reimbursed of your deposit. If the property needs to be cleaned by a third party, or if any property remains, or if there are damaged / missing items then any charges will be deducted from your deposit.


Helpful tip: – Don’t have your moving out party the night before your tenancy ends, as this might very well end up costing you a fortune

(Go to someone else’s instead !).

How much is the deposit ?

The deposit is £200 per person, which is refundable at the end of your tenancy, less any charges for damage beyond normal wear and tear.

When do I pay rent ?

Rent is payable quarterly in July, October, January and April. All rent payments will be aligned AFTER your student loan payment (where applicable), with the exception of the initial payment which is required on 1st July.  We will text / email you a reminder a few days before your rent is due so that you can ensure  you have adequate funds available in the right account !

Do I need to pay a deposit?


You will each require a deposit which will be registered with the Deposit Protection Service (DPS). Only one deposit per person is required, which means that if you stay with us for longer than one year then you will ​​not need to pay a second deposit.

What happens if I fall into arrears?

You will need to contact us as soon as you are aware that there may be an issue with payment. If you communicate with us then we may be able to help you – just don’t ignore the problem, say nothing, and hope that it will go away. It won’t.

Can I end my tenancy agreement early?

The Assured Short Hold Tenancy Agreement that you sign will mean that you are legally bound to the property until the end of your tenancy agreement. However, we understand that occasionally there are exceptional circumstances. Should you request to be released from your contract, and providing that you find an appropriate replacement to take over your tenancy who is acceptable to us, (permission would not be unreasonably withheld) and providing that you have met all your obligations under the terms of your tenancy agreement and have paid all rents which may be due, you may then be released from your tenancy contract. In these circumstances, there would be a further administration fee of £55.00 for the outgoing tenant.

Can more than one person live in the same room in your property ?

No. The price is per individual person per bedroom in the house.  There is a maximum limit of  5 tenants to each house due to the HMO licence.   You are able to have friends and family visit for weekends or a few days, but we find that longer stays, especially of partners, unsettles the balance and dynamics of the household.

What if my loan is late?

Please let us know immediately if there is an issue with the timing of your loan...and we will do our best to accommodate any slight delay.  However, please do not treat us as a financial institution…we have outgoings as well.  We may need to refer you to the ‘Bank of Mum & Dad’.

Can the final utility bills be paid out of the deposit?

No. It is your responsibility to pay all the utility bills in full and to provide evidence of zero balances before your deposit can be returned, less any applicable charges.

Are bills included?

Your rent is exclusive of all utility bills. You are responsible for payment of Electricity, Gas, Water and Broadband bills.  As an approximate guide, based upon our previous tenant’s feedback, you should allow between £6.00 - £10.00p per person per week for ALL these, …dependent upon the season.

How do I pay the rent?     / Can my parents pay?

We accept post-dated cheques which are held securely in a safety-deposit box until the date they are required.  Parents are most welcome to pay on your behalf, ...although our contract is with you.

DEPOSITS

Is my deposit protected?

Your deposit will be held by the Government’s Deposit Protection Service (DPS). You will receive confirmation from us of your deposit-id, and your repayment-id from the DPS by email within 30 days.  You will need BOTH these pieces of information to reclaim your deposit at the end of your tenancy....so keep them safe !

FREQUENTLY ASKED QUESTIONS

How do I get my deposit back?

At least 2 months prior to the completion of your tenancy, you will receive a ‘Notice to Quit’ letter. This will explain that you will need to make sure that you provide proof of payment and evidence of zero balances for your final utility bills (electric, gas, water and broadband), and will be complete with meter readings before your deposit can be processed at the end of your tenancy.

Additionally, all tenants must have cleared their accounts and have no outstanding rent payments or charges. All of the utility companies will also need to be contacted and provided with meter readings and forwarding addresses. You must ensure that the date of the meter readings/billing correspond to your end of tenancy date.  


We will undertake an inventory check and review of the house at the end of your tenancy and contact you with any comments based upon our findings, together with any proposed charges for any damage above normal wear and tear.
