What security measures do you have in place?
Each house has a burglar alarm, and individual bedrooms have thumb-turn locks for each tenant. We always recommend that tenants keep external doors locked as a precautionary measure.
Some back gardens are secured with high fencing and locked garden gates to which you will each have a key.
There are secure external bike storage facilities to some houses, you just need to provide an appropriate chain.
Are pets allowed?
Generally, pets are not allowed, although we have had the occasional goldfish.
Is parking available ?
On-street parking is available in the area. The parking zone is known as ‘Stalker Lees’. Tenants are able to apply for a Residents Parking Permit for their vehicle from Sheffield City Council, and also for booklets of 25 daily visitor parking tickets..
Do we need a TV Licence?
You will need a TV licence, but only per property. Find more details and sign up for a payment schedule at TV Licensing.
Some properties have a TV / internet point within each bedroom. Please refer to the individual house for full details.
Each property also has a satellite dish. You are responsible for arranging any connection and for payment to your service supplier.

Is broadband included?
All our houses have phone points for a landline and are able to receive broadband. Specialist student broadband packages are available through popular ISPs. You are responsible for arranging and paying for telephone line connection, ISP connection, provision of a router and ISP service.
What is an Energy Performance Certificate (EPC) ?
This is a document produced by an independent specialist that states how environmentally friendly and energy efficient the property is.
The EPC is available to view against each property on our website.
Several of our houses have also achieved Gold Standard for the Green Impact Student Homes (GISH) initiative for efficiency and sustainability.
Do we have to pay council tax?
Full-time students are exempt from payment of council tax where the house is let solely to students. You will need to provide us with your signed Student Status certificate. We will complete the necessary paperwork and inform the council to gain your exemption from the council tax.
However, if you have recently left University or are not a full-time student, then you will be required to pay Council Tax, for which you are personally liable.
What safety features and fire prevention does the property have?
All our properties comply with current regulations and are fitted with mains-linked smoke and heat alarms. The kitchen is provided with a fire blanket and fire extinguisher. The houses have fire doors throughout with emergency lighting and fire-proofed communal exit routes. The furniture and furnishings are compliant with the Fire Safety Regulations. Carbon monoxide detectors are provided and tested for your added safety.
Our properties are checked annually and have the appropriate certificates which are available for inspection.
